I think my landlord is getting a mortgage holiday. Are they supposed to pass it on to me?
Answer
Many renters have approached us with questions about mortgage holidays, including how they will know if their landlord has a mortgage holiday or whether they will be charged rent if their landlord has obtained one. Here's what we know so far:
- If you're struggling to pay your rent, speak to your landlord as soon as possible. If your landlord has a mortgage they may be able to apply for a payment holiday. We have produced advice on speaking to your landlord here.
- Mortgage holidays aren't automatic. A landlord can apply for a holiday if their income from rent payments has been disrupted.
- UK Finance guidelines state that landlords are “expected” to pass on rent relief to tenants to “ensure that they are supported during this time." However, the application processes of most major lenders do not require any proof from landlords that tenants are struggling, and do not involve tenants in the process. Therefore, there's nothing to stop unscrupulous landlords from continuing to charge rent against advice.
We are campaigning for stronger protections to ensure these savings are passed on to tenants. Join the campaign.
