Rent tribunals in England – what do we know?

Here’s something you probably didn’t know.

If your landlord wants to raise your rent to a level you don’t agree with, and you can’t negotiate a compromise, they must issue you with a Section 13 notice. And as a tenant you can challenge this notice by applying to the First Tier Tribunal for a rent assessment.

Deposit cap keeps over £100 in renters' pockets

Finding the money for the deposit on a new tenancy can be extremely difficult for many private renters. Not only does this make the cost of moving even more stressful but it also makes it harder for tenants to move out of an unsuitable property and puts tenants who face eviction at risk of homelessness.

But the good news is that the cap on deposits introduced in June 2019 means renters now have an average of £113 more in their pockets.

Giving people the right to a safe home

This week saw the introduction of Karen Buck MP's Homes (Fitness for Human Habitation and Liability for Housing Standards) Bill, a private member's bill which will now have its second reading in parliament on Friday 19 January 2018.

The bill seeks to update the law requiring rented homes to be presented and maintained in a state fit for human habitation - updated because the current law only requires this of homes with a rent of up to £80 per year in London, and £52 elsewhere!

Know your rights as a UK tenant

Each year 1.5 million private renter households move home - that's about a third of the renter population. And each year, around 200,000 people move into private renting for the first time.

Whether you're moving out of your childhood home, or this is your fifth move in as many years, make sure you're aware of your rights. We have worked with the TDS Foundation to produce a guide to your rights as a tenant. The position of renters is slowly improving - today protections against revenge evictions come into force and landlords are required to fit smoke alarms - but it is still easy to get ripped off if you aren't prepared.

Help ban revenge evictions

Have you ever delayed getting a landlord to maintain your home because it's not worth the bother? Have you ever felt they'll just string you along or worse, evict you as a trouble maker? Well that could soon be over.

MP Sarah Teather has tabled a Private Member's Bill in Parliament that will outlaw so-called revenge evictions.

The truth is that only the worst landlords will boot a tenant over a maintenance issue, but you don't know if you're one of the unlucky ones until you make that complaint. The behaviour of a small number of dodgy landlords creates a very real fear for millions of tenants.

Write to your MP now to demand they support this Bill
