After a consultation, a General Election, three Queen’s Speeches and a pandemic, the government’s plans for reform of the rental market are finally here. The commitment to abolish Section 21 that kicked off this process back in 2019 is still the centrepiece of the reforms, but there are wider changes to landlord regulation as well.

Two million tenants in London will welcome the fact that getting a fairer deal for private renters is one of the Mayor of London’s five priorities for housing in the London Housing Strategy, which was published at the end of May. Given that Sadiq Khan’s housing powers are highly limited, what is his strategy promising to private renters in London?

Each year 1.5 million private renter households move home - that's about a third of the renter population. And each year, around 200,000 people move into private renting for the first time.

Whether you're moving out of your childhood home, or this is your fifth move in as many years, make sure you're aware of your rights. We have worked with the TDS Foundation to produce a guide to your rights as a tenant. The position of renters is slowly improving - today protections against revenge evictions come into force and landlords are required to fit smoke alarms - but it is still easy to get ripped off if you aren't prepared.
